NOTICE OF JUDICIAL SALE

Under and by virtue of the Order entered by the Clerk of Superior Court of Washington County and filed on the 12th day of May, 2025 in the proceeding entitled "Ashley Nicole Godley, Petitioner vs. Journey D. Smith, and husband, Steven Reynolds, Respondents" (Washington County File No. 24SP001016-930), the undersigned Commissioner will on the 15th day of January, 2026 at 10:00 A.M. offer for sale and sell for cash, to the last and highest bidder at public auction at the steps of the Washington County Courthouse in Plymouth the real property located at and commonly known as 5197 NC Highway 32 South, Plymouth Township, Washington County, North Carolina (identified by Washington County Tax Assessor bearing Parcel# 2673) and more particularly described as follows:

That certain tract of land in Plymouth Township, Washington County, North Carolina, designated Lot 6 as shown on that certain map entitled "Farm View Acres" recorded in Plat Cabinet 1, Slide 179, Washington County Public Registry. Said Map and Deed recorded at Book 320, Page 821 are referenced for a more particular description.

This property is being offered for sale, transfer, and conveyance under this Notice of Judicial Sale AS IS, WHERE IS, without opinion as to title or any other matter, subject to all prior liens, deeds of trust, rights of way, and easements of record, if any, in the Washington County Public Registry as well as unpaid ad valorem property taxes and special assessments, which shall be paid by the successful bidder as set forth below. The undersigned Commissioner makes no representation or warranty relating to the title or any physical, environmental, health or safety conditions existing in, on, or at or relating to the property being offered for sale and any responsibilities or liabilities arising out of or in any way relating to any such condition are expressly disclaimed.

A cash deposit of five percent (5%) of the successful bid amount, or seven hundred fifty dollars ($750.00), whichever is greater, will be required at the time of sale in cash or certified funds. The balance of the bid purchase price shall be due in full in cash or certified funds at a closing to take place within thirty (30) days of the date of sale. In addition, the successful bidder will be required to pay at closing for recording fees and revenue stamps assessed by the Washington County Register of Deeds. The successful bidder shall be responsible for paying at closing all unpaid ad valorem property taxes and drainage taxes or assessments. This sale is subject to upset bid as set forth in N.C.G.S.
